50 Years & 4 Generations in Strata

Today, Australian strata title turns 50.

It all started in NSW on 1 July 1961 when the Conveyancing (Strata Titles) Act 1961 began operating and strata title schemes started being created.

A lot has happened since then in strata title but this important milestone got me thinking about ageing and the different generations that have experienced strata title in Australia.

After all when strata began there were still a few years of baby boomers being born and since then we've had Generation X, Generation Y and were in the midst of the Next Generation or Generation Z.

That's a lot of people including -

  • older Australians who never have and never will live in strata,
  • middle aged and older Australians who seen the changes and are mobilising themselves out of homes and into apartments and townhouses,
  • the thirty somethings to whom apartment living is normal but crave the space of free standing homes with the convenience of urban centres,
  • the younger adults who probably don't realise there was a time when there was not strata and accept apartments as the most typical way to live for them (houses are after all for the oldies), and
  • the children and infants who may live their whole lives in apartments
It's fascinating to think that in such a relatively short space of time a quarter of Australian homes are strata title and to many people that will be the only kind of home they know.

I feel fortunate to have been part of strata for more than half of those first 50 years and look forward to the next 50.
