What does Strata Stuff Cost ?

Nothing in life is free …  and especially not Strata stuff.  So, what does Strata stuff actually cost in NSW ?

NSW strata laws dictate what strata schemes, the CTTT, the Office of Fair Trading and NSW Lands can charge for things related to strata schemes.

If you have a dispute  you’ll pay the Office of Fair Trading $70 to access their mediation service as a compulsory first step in that dispute and then $70 to the Consumer Trader and Tennacy Tribunal for each application you make (including for orders, interim orders, penalties and/or appeals).  Whilst you’re at it you pay $38 to the CTTT for each summons you want issued and $2 per page for copies of any file documents (with a minimum charge of $26). 

If you want to search titles at the NSW Department of Lands it will cost $13 each for over the counter service and $11 if you order on-line.  See here for online searches.  But if you want to register a by law it costs $95 and registering a property transfer costs $190.  Registering a strata plan costs at least $1,025 if there are only two lots or at least $1,230 if there are more lots.  And, registering a community plan will cost a minimum of $1,640.

Getting an information certificate from the strata scheme costs $90 and you can add another $45 if there is a connected storage or parking lot.

And finally, to inspect the strata scheme records will cost you $26 for 30 minutes and then $13 for every 30 minute block after that.

Which means you better get your money ready honey when you start doing Strata stuff.
